|Recommended: YesHome sweet Home — I have lived at River Oaks since summer of 2013. It has been a great place to live. Quiet and relaxed atmosphere. Hardly any kids but lots of dogs.. Definitely dog friendly. I have been thru 2 management teams and lived in two different buildings and apartment style by my choice but always the staff has been helpful and accommodating to my needs as a resident. If you are looking for mostly adult community with close proximity and access to all Austin highways and stores galore.. River oaks is for you.

|Recommended: YesIt's acceptable — The apartments are spacious and nice, the walls seem thin at times as I can usually hear my neighbors at night. Unfortunately, I also have neighbors that refuse to take in the paper notices or their trash cans so they really lower the class of the place. Overall, the pool chairs could be better considering they are metal and will sear your skin off in the Texas sun and the office hours could be more convenient. There are the usual issues with every community, but nothing to the point where I am in any rush to abandon the place. However, would be nice if we knew how much water we were being charged for. That's a pretty shady process.

|Recommended: YesWonderfully comfortable living, yet expensive — Everything about River Oaks is great. The common areas as well maintained. The 1 bed bath apartment has a functional and cozy layout. River Oaks is situated near all the amenities you will ever need. A grocery store across the street and a shopping center just up the road. The only downside to all these wonderful things is that River Oaks is very pricey.
|Recommended: YesGreat Location — Great location for apartments- real close to both food and pleasure shopping. Easy to get to anywhere in Austin do to location of roads. The office staff are super nice and helpful- even when they don't know the answers and have to go look them up. The new management since July 14, 2015 is super effective and moving towards a greener future for River Oaks. There are a lot of benefits to living here. Neighbors are nice, but no real sense of community like every other apartment complex. Parking is a nightmare and there is barely enough room for those who live here, much less if you have any guests. I have had to park outside the gates a few times. The gates have broken a lot with the terrible weather lately, but they are super quick to fix them within a week . Rent is about average for the area.
|Recommended: YesCozy South Austin Living — Great units, amenities, complex and area in general. Traffic can be a pain at the WC Brodie intersection, so try to avoid during rush hour. Nice being across from HEB and Sunset Valley shopping. 3rd floor 2B 2B has tall ceilings, upgraded kitchen, really nice cozy space. Lots of natural light and the balcony is a bonus. Had issue with promptness of maintenance staff, otherwise admin staff very friendly and helpful when addressing concerns.
|Recommended: YesFirst Apartment Complex Experience — Fairly quiet it's off a busy road so not much you can do there and close to downtown I have been pleasantly surprised with this apartment complex. We have rented homes previously and when we moved to Austin, that wasn't immediately an option. The staff is very responsive, helpful and knowledgeable. The maintenance staff responds very quickly and does a good job. The apartment itself was just ok - low quality paint, windows and carpet but can't complain too much. There is rarely enough parking spots because of the covered parking spots that you can pay to use. No one does so the other spots get congested. I wish Lincoln would take the covered parking out and have regular spots for all tenants. Overall we've enjoyed living here and would recommend it to a friend.

|Recommended: YesGreat location and service from management. Lacking noise barrier to neighbors. — Property management and employees are great to deal with. They are very attentive, respectful, and follow through on their commitments. With that said, I live next to the pool and many of the neighbors are disrespectful. They use the pool after 10 pm, drink and smoke stuff, and get loud. Very annoying if you work early in the morning and or have children that go to sleep early. I have talked to both management staffs new management since June 2015 and this is an issue they are not motivated to handle. I expected the days to be noisy and busy but not afterhours by the pool. The apartments are not well insulated, you can hear your neighbor easily. I think the property is plenty pleasant, it speaks for itself, you be the judge. Overall, I have recommended it to others that are now leasing here and will continue in the future, just not by the pool.
